Our Policies

All rates at our Pagosa Springs lodging are based on double occupancy and include a full breakfast and complimentary drinks and appetizers at our Happy Hour every evening from 4 to 6pm. There is a charge per additional guest in the room. Children up to 7 years-old stay for free.

In the event you need to cancel your reservation there are no charges for cancellation requests received until 6pm the night prior to your scheduled arrival date. After this time a no-show is in place and full reservation charges apply.

We are a pet-friendly lodging in Pagosa Springs. Three of our suites allow for pets: Courtyard Suite, Country Suite and Shogun Suite. These rooms have an outside entrance so that pets do not go through the house's common areas. There is a $30 pet cleaning fee per pet. Please note that pets are not allowed to stay at the B&B without their owners.

Smoking is permitted in designated outside areas. Please consider other guests when smoking.
